What One Percent Realty Ltd. is all about

One Percent Realty started in British Columbia with one agent who believed that he could offer full service to clients for a fraction of the cost and still earn a very good living. Since our inception we have grown dramatically each year both in terms of number of property sales but also with new salespeople & offices across Canada. Those who have joined One Percent have discovered that they too could enjoy the best part of being an agent i.e. doing lots of deals, but also that they could make a very comfortable living.
 
It is generally thought that the average production of Canadian real estate agents is about 10 or 11 transactions a year. Remove the top 10% of those agents from the equation and the average production of the other 90% is about 3 transactions per year. Whereas in the year 2002, we had 20 salespeople for the entire year. Those 20 salespeople did over 500 deals (averaging about 26 deals per salesperson), this would exceed any company that we are aware of in the Vancouver area. Six of those salespeople made the MLS® award for the top 10% of the industry. In 2007, over one third  of our agents earned that top 10% status. To prospective clients we offer an exciting alternative to the traditional commission structure that sets our agents apart from all the others. For agents, we offer an exciting opportunity to be in business quickly, be successful month after month while keeping your overhead low! 
  
One Percent offers a unique opportunity

Not only are we revolutionizing the traditional salesperson  / client relationship by giving sellers the opportunity to pay for the advertising they want. We are in the forefront of most real estate companies by using the most up to date computer, phone and internet technology. Using state of the art technology for our website and our office administration allows us to offer both the public and our realtors more services at a lower cost. By keeping our agents cost of doing business down, they can then pass on savings to their clients and thus generate more listing calls from the public. We believe that our system is the wave of the future in real estate sales.

Traditionally, salespeople starting out had to work in the business for 6-9 months or often longer before they could expect any business of their own to transpire. With the One Percent Realty system, we know that with proper execution you can penetrate any market within a short period of time. By penetration, we mean that you will have signs up in an area and offers on properties - doing deals! Our system is very attractive to sellers so there is no reason why you should not be able to establish a foot hold and then dominate an area within a very short time frame. In fact we have countless stories of new agents from all companies chatting over coffee about how much business they have done in their new career. With the conventional new agent saying that he/she may have done a deal or not, may have been to a listing appointment but often did not get the listing, but having done lots of open houses & showings. When it came to the 1% agent talking about their new career, they will have closed some deals, be carrying a bunch of listings and have lot of business in the works!

We recommend a "farm area" where an agent consistently works a given area of 2000-5000 homes. A good agent should become knowledgeable in that area and regularly promote him/herself in that area. This is no different than any company, the difference being that with our system, you have a huge leg up on your competition. Even as a new agent in the business, with our deal & national brand you can compete against the top shooter for a listing and actually get it. Moreover, the more you do in that area, the more business will come. Ask any of our salespeople where most of their business comes from, and they will all give you the same answer- having listings gets you more listings and clientele.

Some people 'believe' that our listings will be boycotted by the other real estate agents. What we have found is that if the listing is well priced and well exposed, then there is no such thing as a boycott. In fact, as discussed in our marketing materials, approximately 70% of our listing sales are sold by Cooperating real estate agents from other Brokerages. 
  
Great training program

After a few years, we have realized that some of our best agents were rookies. Previously, we were of the view that our company was best for experienced realtors. While we have had some amazing success stories with existing licensees who are very capable salespeople but just lacked the right marketing vehicle/business plan, we have also had great success with the rookies who have greater computer skills and are highly enthusiastic out of the gate.
 
Since we historically hire a lot of rookies, we know exactly what they need to be both successful and to do things properly. Our Broker of Record prides himself on making himself available to his agents to ensure they have the tools and support they need. We also offer an ongoing training program which is run by people who have actually gone out and done it.  What we will teach you is how to stay out  of trouble, and handle the volume of business that we know that you will be getting.  We have highly experienced agents who will work with new agents to get them pointed in the right direction.  You will quickly learn the "ins and outs" of the business from successful people.
 
Here is some general information on becoming a real estate agent in Ontario for those who are not licensed nor have they completed the required courses.
  
What One Percent Realty is not about

You will not see a fancy office with our name on the door. We don't have a large boardroom where you sit and drink coffee with other REALTORS®. But what we do have is lots of business and a great support staff. If you want to get into real estate, actually sell some property and make a good income without years of grinding, call us. We don't have big office overhead so we don't need to charge our salespeople much. We charge only an administration fee on a per transaction basis, there are no other monthly fees to our working agents. We also have a great team of experienced Managers and support staff to help you in the field and provide you the support you require to be sucessful.
 
Leads
 
The 1% deal and our brand generates listing leads. Often potential Seller's go to our website then read their local agents biographies and pick one. Experienced agents who join us are always amazed how easily they can generate business. Some of those potential Sellers prefer to email or call the Office to have a 1% agent give them a market evaluation. Those listing leads are given out to our agents at no cost. 
 
Buyer deals

A goodly portion of every real estate agent's commission income comes from representing Buyers. Our marketing program is geared to getting our agents lots of listings. With more listings come more Buyer leads both in terms of more Buyer enquires from a large stable of active listings, but also from your Sellers turned Buyers (every agent's favorite type of Buyer). In those transactions you collect the commission as offered by those Sellers on MLS® in the course of that transaction.
  
How does 1% make money?

For every sale you do, you pay a per deal fee of $400 per transaction.  So no matter if your commission on a sale is our typical bread and butter $3900, or a $6,900 double end or a $15,000 Buyer commission deal, we charge you the same per deal fee. On office double enders we only charge one deal fee as well. So we ride on your success and hope you do lots of deals and pay lots of deal fees. Your success is our success!
    
The Ideal Candidate

If you have an open mind to the changes in the real estate industry and are interested in being busy and making a good income then you are an ideal candidate for One Percent.

No matter if you are new to real estate, have just moved and need to start up again or are established in a community, with our proven ad formula we can pretty much guarantee listing appointments quickly. Once you have a property listed and it is accurately priced, it sells. In a listing appointment where you are up against the local hotshot you have the edge because you have something that sets you apart, the One Percent commission structure ! Suddenly you and the hotshot are on a level field, maybe it even slopes your way.

Operating as a One Percent agent is simple. You run your own "show", your cell phone number is the number on your "For Sale" signs and business cards. Our salespeople operate from their own locales using their cellphones and have phone and e-mail contact with our administration office. If you want to go on vacation you forward the phone to someone within the company. You don't have a lot overhead or expenses to feed while you are away, your phone calls are going to someone else. When you return, your phone will start ringing with more listing calls.
  
What about in a slow market?

Anyone in real estate knows that the salesperson with the product makes the money in all markets. The whole One Percent concept was conceived during a slow market. That is the time when owners are counting their pennies as their homes are not worth as much. It calls for realistic pricing, and that is easier when the commission is lower. The ideal listing would be one that has gone for a few months with a traditional fee competitor. You know that agent is telling the owner to reduce his price, and that is probably what needs to be done. Now with One Percent they can reduce the price and the commission and get it sold. How could that not work? 
  
How much can I earn?

Our agent's don't focus on the commission they earn on a single deal, but rather they focus on what they earned and kept at the end of the year. What do our agents earn per year? Lets just say discount commission does not translate into a discount income - it is quite the opposite. Our Vancouver Island offices completed a study on their Salespeople's 2008 gross commission figures. Even in  a year with sales volume down industry wide by one third, our salespeople still did very well in 2008. The Brokerage wide average for our working agents who were with the company throughout all of 2008 was approximately $87,000 while the top 50% of the salespeople earning average gross commissions in excess of $145,000! Then factor in that we don't charge our working agents any monthly office fees coupled with the reduced operational overhead required to obtain a sales volume at 1% is a small fraction of what traditional agents will spend to generate the same amount of business.
