One Percent Realty Expands Into Ontario

Toronto, Ontario -- (Marketwire - May 25, 2011)

One Percent Realty has expanded to the Ontario market, with a brokerage in Toronto and a branch office in Ottawa. Ian Bailey, founder of the Vancouver-based discount brokerage, says the firm “has really shaken up commission rates in Western Canada and we look forward to doing the same in Ontario.”

Ian Bailey, the founder of One Percent Realty Ltd. in Vancouver, said the changes mean hiring a real estate agent would come down to more than just finding someone you like. “Now there's another option, [they] don't just phone the guy who's been sending calendars,” he said. “It's like if you paint your house — you get two or three quotes. You might not take the cheapest guy, but price is one your decision things.”

Bailey said some full service companies might be nervous about the changes, because now they'll have to prove they deserve the commission they charge for selling a home..

One Percent Realty in B.C. is now one of the “veterans” of Canada’s non-traditional brokerages. With a network of 140 salespeople serving most of B.C., the firm’s business model has changed very little since it first started up in 1998 in Vancouver. The company’s share of commission is still its namesake one per cent, but as of January 1, the minimum charge increased to $6,000 from its original $5,000. The firm also charges $900 per listing for MLS fees, title searches and a set amount of advertising; if the vendor wants more ads, there’s an additional fee.

With the real estate market showing no signs of slowing down, and buyers snapping up properties as soon as they are listed, one thing that shouldn't be rushed is picking a realtor.

The relationship between a buyer or seller and a real estate agent is a pretty serious one, especially in this overheated market where buying time is compressed, Real Estate Board of Greater Vancouver director Dave Watt said "The Greater Vancouver area -- which stretches from Whistler to Tsawwassen and Maple Ridge -- has 8,000 licensed real estate agents and there are more than 17,000 in the province so there are a lot to choose from."
