Selling your home up to $700,000:  

             $3,500 to Listing agent + $3500 to Buying Agent plus office fee of $950

Full Service Real Estate at a Fraction of the Cost!! Thats One Percent Realty!

No Gimmicks, no catch, no hidden agenda, no conditions.

Heres how it works

Sellers agree to pay a commission when they hire a real estate brokerage to sell their property,  if there are two agents involved they both receive a commission. One portion goes to the Selling Brokerage and the other goes to the Brokerage that represents the buyer.

Some brokerages charge 5% so that they can get 2.5% each for the Listing Brokerage and Buying Brokerage. Some will advertise to say they charge 1% to sell your home which is true because that is what they are doing but they don't tell you that they will charge 1% PLUS 2.5% for the buying brokerage commission

With One Percent we charge 1% plus $950**, this means that you agree to pay 1% total commission, 0.5% plus $950 for the Selling Brokerage and if there is a buying Brokerage involved they are offered 0.5%

You can:

Go with a company that will put it on MLS for a fee and you still have to do your own paperwork, deal with showings and buyers directly yourself etc...

Go with a full service brokerage that will handle all the details of the paperwork and showing but  pay a hefty commission to sell the property.... on a $800,000 home at 5% that's $40,000 plus HST

or

Go with One Percent Realty and pay only 1% plus $950 ** on a $800,000 home its $8950 plus HST

 

** For homes less than $700,000 its $7950 Total commission.

Why pay more for same full service?

Think about these senarios:

Scenario #1  - Sell it through the traditional "higher commission companies" who will place your property on MLS® and provide full service real estate.  Depending upon what your home is worth, this will cost a fair amount of money, though it will vary across the country.  A $500,000 home can typically cost $25,000 (assuming a 5% commission) in Ontario through a company like this, although commissions do vary in the marketplace.

 

Scenario  #2 - Sell it through One Percent Realty.  We will charge you $7,950 for this same $500,000 home, with all the services and exposure that you would receive from the traditional  higher commission companies.  This fee also includes payment to the buyers agent (usually $3500).  We do open houses, handle the showings, negotiations, and paperwork that you would expect from any full service real estate company.  In short, the services and exposure are the same as you would get from option #1 above, but for way less money.

 

Scenario  #3 -  Sell it yourself.  You can now put your home on MLS® and have your home exposed with all the other listings, and deal directly with the public or REALTORS® who may show your property.  Worth noting, is that since your property is on the  MLS® system you will have a reasonable chance of dealing with a buyer's agent.  These buyers agents expect to be paid.  Most likely, they will be looking to the Seller to pay them something, probably at least half of the fees discussed above (the $500,000 home).  So again, if we use the $500,000 home as our example, a buyer's agent in Ontario often will be expecting to receive approximately 2.5% or $12,500 to sell your property plus an additional $500 or so for the FSBO company's upfront listing fee.

 

  So if you can have the full services of our professional REALTORS® for only $7950, why would you not just leave it to a professional?
