Hello sellers and buyers, my name is Sam Nasser. I have been a licensed real estate agent for over 2 years, I also hold a degree in Mechanical Engineering from McMaster University, in which assures high level of professionalism, courtesy and ethical standards, and I also studied few business and negotiation courses at Conestoga College, where it is proven support in providing precise financial estimates to help sellers and buyers evaluate their return on investment.

I have been the world traveler for the past 10 years, where I experienced different human behavior to the needs and wants.

I have been living in KW and Wellington County for more than 20 years, and currently in the Royal City with my wife, who is also in engineering, and owner of an educational center, and my three children, one of whom is pursuing Biomedical Engineering at the University of Guelph.

What does full real estate service include?

When I promise to provide Full Real Estate Services this includes listing your property on the Multiple Listing Service (MLS®) of our Board ( and, taking photos, advertising your property, holding open houses, “For Sale” sign, lock boxes, showings, all documentation and contracts, negotiations, being informed, cooperating with brokers who represent buyers, and responding to inquiries. Essentially, ALL THE WORKS!

In addition to the Full Service provided, I also offer the following:

      Prepare a Comparative Market Analysis of your home to help with developing a pricing strategy to receive the best price in a short period of time

      Create and present a written marketing plan including specific strategies, programs, and buyer targets

      Help with property staging to maximize marketability

      Contact and follow-up after closing to ensure full satisfaction

For Buyers

      Provide free consultation to discuss your needs and goals to focus on meeting your expectations.

      Provide support to get you pre-qualified with a lender to position your financial target range and negotiation limits with the seller

      Commit to property search and showing schedule

      Prepare Comparative Market Analysis and Value Assessment of properties prior to making an offer

      Prepare a written offer to purchase on the property of your choice reflecting your price and terms.

      Negotiate on your behalf to get the best possible deal

      Support with inspection walk prior to closing

Flexibility for more commission to the buyer's agent is offered if wanted.

If you still want to offer more commission to the buyer’s agent on MLS®, more than $3500 or 0.5% in homes over $700,000 - the choice is yours. We would still charge you the same fee for our listing portion of the commission and you could offer the buyer’s agents a higher MLS® commission if you wanted to. Since we don’t believe offering any additional commission is necessary, One Percent Realty sells your home itself, without an outside Buyer agent, we would only charge you $7950 for a home under $700,000 (or 1% + $950 for a home over $700,000).
