Sergiu has been a licensed Realtor® since 2012 and earned his Broker designation in 2015. He holds a Master of Business Administration (MBA) from the University of Ottawa and a Certificate in Residential Valuation (CRV) from the University of British Columbia.
Over the years, Sergiu has helped clients buy and sell properties across several Ontario markets, including Ottawa and surrounding communities, the Greater Toronto Area, Kitchener-Waterloo, the Niagara Region, and York Region. His real estate sales experience includes working with buyers, sellers, and investors in a variety of residential property transactions.
Sergiu has sold properties in markets such as Ottawa, Orléans, Findlay Creek, Blossom Park, Perth, Rockland, Lefaivre, Cornwall, Toronto, Mississauga, Waterloo, Grimsby, and Bradford West Gwillimbury. This experience has helped him develop a practical understanding of local market conditions, neighbourhood differences, pricing trends, buyer expectations, and the factors that can influence a successful sale.
In addition to his work as a Realtor®, Sergiu has also provided real estate appraisal services. He has appraised and prepared appraisal reports for more than a thousand residential and commercial properties in the Ottawa area. His appraisal work included assignments for major financial institutions such as RBC, CIBC, BMO, TD, Scotiabank, and the National Bank of Canada. These reports were used to support mortgage financing and refinancing decisions.
Through his appraisal background, Sergiu has worked with the three main valuation approaches: the sales comparison approach, the cost approach, and the income approach. This experience allows him to look at properties from multiple angles, including comparable sales, replacement cost, rental income, marketability, and investment potential.
His valuation experience also gives him a strong understanding of the concept of highest and best use. This means looking at a property not only for what it is today, but also for what it could reasonably become, based on zoning, physical characteristics, market demand, financial feasibility, and overall potential. This perspective can be helpful when advising clients on value, opportunity, and possible future uses of a property.
Sergiu has also been a licensed Mortgage Agent in the past, which gave him additional insight into the financing side of real estate transactions.
