Buyers get 25% cashback* on your next home purchase!
I give you the exact same service that I did when I was at one of the big-name, traditional brokerages. I now also offer 25% of the commission I earn from the seller as cashback* (typically $1000's). This is paid directly to you once you take possession of your new home and I receive the commission payout.

What you DO and DON'T get with me
Watch the video below to find out what services I DO and DON'T offer. Then check out some of my other videos like how it appears Belleville residents are
being charged more commission than Kingston residents!
Meet John
I’ve lived and worked in Kingston, Napanee, Belleville and Amherstview for over 10 years.
Before real estate, I worked as a teacher and retail manager, so explaining things clearly and putting people first is just how I operate.
My goal isn’t to “sell” you.
It’s to help you make smart decisions and help you keep more of your money while doing it.
FAQ's
Q: What if an unethical agent avoids showing my property due to the lower commission?
A:1. Agents found doing this face serious penalties and hefty fines.
2. Today’s buyers find homes themselves on Realtor.ca, HouseSigma, Zillow, etc., and then tell their agent which ones they want to view. A buyer doesn’t care how much their agent gets paid, they want the house they want at the best price.
3. Still concerned? You can always offer a higher commission to the buyer’s agent. Either way, my low commission stays the same—so you still save thousands!
Q: Do I get the same service I would with a traditional brokerage?
A: Yes. I previously worked for a big-name traditional brokerage and offer the same services now— if not more. Where other low commission agents might skip quality photography and floor plans, as a trained videographer and photographer, I provide high-quality marketing including drone shots and video!
Q: How can you offer the same service for so much less commission?
A:1. Home prices have doubled in recent years—therefore so have commissions.
2. As a former IT teacher, I use technology to streamline the process.
3. I avoid costly overheads like desk fees, expensive brokerage splits, unnecessary software and marketing gimmicks like delivering pumpkins at Halloween or chocolates at Easter.
4. As a trained videographer and photographer, I produce all my marketing in-house—saving thousands. Find my listings at the bottom of the page to see the quality for yourself!
Q: Do you do Open Houses?
A: Yes! But it’s always up to you. If you’d rather not do them, I won’t pressure you.
Q: Do you also represent buyers?
A: Absolutely. I also give buyers up to 25% of the commission I earn*—giving you back thousands $$$$. Let’s go to take a look at some properties (listed by any brokerage).
Q: What’s the catch?
A: There isn’t one. I used to offer a service at a price I couldn’t justify—and wouldn’t pay myself. So I became the kind of agent I’d personally want to hire. I hope you will too.
How to Make the Most of Your Commission Savings
1. Price More Competitively – and Still Profit More: List for $10,000 less, attract more buyers, sell faster and potentially still walk away with over $10,000 more in your pocket on a $700,000 home.
2. Boost Your Next Down Payment: Put your savings directly toward your next home—lower your mortgage, save on interest and have more equity for a future purchase.
3. Invest in Renovations: Use the extra funds to upgrade your next home immediately without using additional funds, making it more comfortable and/or more valuable right away.
4. You take the Vacation: Tired of seeing your REALTOR® “working” from the beach on social media using your home equity? Go there yourself—with real savings in YOUR pocket, not theirs.
