 Q: What do you charge to sell my home?

A: My commission structure is simple, transparent, and designed to save you thousands of dollars in equity. Unlike traditional brokerages that charge 5%, I offer three clear tiers based on your home’s value:

  • Homes under $400,000: A flat rate of $7,950 + HST
  • Homes $400,000 to $900,000: A flat rate of $9,950 + HST
  • Homes $900,000 and over: 1% of the sale price + $950 + HST

Note: All commissions above include the compensation for the Buyer’s Agent ($3,500 for tier A, $4,500 for tier B, and 0.5% for tier C).

 Q: Are your listings on MLS® and REALTOR.ca?

A: Absolutely. Your home will receive the same online exposure as it would with any 5% commission brokerage. We provide full MLS® exposure, meaning your property is listed on:

  • The Local Real Estate Board (MLS®)
  • REALTOR.ca (Formerly MLS.ca)
  • Thousands of syndicated sites where buyers are searching.

We make sure your home is seen by every active buyer and every licensed REALTOR® in the industry. The only difference is the amount of equity you keep when the deal closes.

Q: How does the Buyer’s Agent get paid? Do I have to pay them?

A: Yes, the total commission you pay includes the compensation for the agent representing the buyer. We believe in total transparency, so here is exactly how that fee is distributed:

  • For homes between $400,000 – $900,000: The flat fee of $9,950 is split down the middle. $4,500 goes to my office (the listing side), and $4,500 is paid to the Buyer’s Brokerage. The remaining $950 covers essential marketing and administrative expenses incurred in selling your home.
  • For homes over $900,000: The 1% commission is split equally (0.5% to the listing side and 0.5% to the buyer’s side), plus the standard $950 expense fee.

Q: Are there any upfront fees to list my home?

A: None at all. Just like a traditional brokerage, I only get paid when I successfully sell your home. I cover all the marketing costs, MLS® listing fees, and administrative expenses upfront. You don't pay a penny until the transaction is complete and your home is sold.

If your home doesn’t sell, you owe me nothing. My success is completely tied to yours.

 Q: Will other agents show One Percent listings?

A: Yes—and the statistics prove it. This is our most frequently asked question, and the answer is simple: Over 80% of our listings are sold by Cooperating Agents (agents from other brokerages).

Here is why agents continue to show and sell our listings:

1.      Buyer Demand: In the digital age, buyers find the homes they want to see on REALTOR.ca and send them to their agents. If a buyer wants to see your home, their agent is professionally obligated to show it.

2.      Competitive Commission: We don't ask agents to work for free. Our model includes a competitive commission for the Buyer’s Representative (e.g., $4,500 for homes under $900k, or 0.5% for homes over $900k).

3.      Ethical Duty: Licensed REALTORS® have a legal and ethical duty to act in the best interest of their clients, which includes showing all properties that meet the buyer's criteria, regardless of the commission rate.

4.      The Bottom Line: At the end of the day, an agent’s goal is to help their client buy a home.

 Q: How does the $9,950 commission break down?

A: Transparency is a cornerstone of my business. For homes priced between $400,000 and $900,000, the flat fee of $9,950 is distributed as follows:

  • $4,500: To the Listing Agent (David Saunders).
  • $4,500: To the Buyer’s Agent (The "Selling Agent").
  • $950: Allocated for professional expenses (including office fees, MLS® system fees, and marketing costs).

The Best Part? You pay $0 until your home is sold.

How can we charge so much less? Traditional agents spend a massive amount of their time and income on "prospecting" and soliciting new business. At One Percent Realty, our low-commission model and high volume allow us to eliminate high overhead and expensive "self-promotion" costs. Instead of chasing the next lead, I can focus 100% of my energy on serving my current clients and getting their homes sold.

We pass those overhead savings directly to you.
